178 new homes built in Fletton Folly, located in the Southern suburbs of historic Peterborough in the village of Yaxley. The development borders open fields and meadows, with footpaths on the doorstep perfect for walking and cycling.

Our Role

Our client, Vistry North Midlands, had received a variation submission from their groundworks contractor on a site for 178 new homes in Great Haddon, Peterborough. The variation totalled £314k and related to alleged increased measures due to drawing changes and design development.
We were engaged to carry out full check measures of both the original and revised drawings to identify any increases in measures, to enable the client to challenge the groundworker’s claim.

The Outcome

We carried out a full measure of the original and revised drawings, clearly identifying areas which the client could challenge. By our calculation, the client had enough evidence to reduce the variation by circa £93k, through challenging the measures they had claimed as well as the assumptions on which they had based some elements of their claim, such as piling mats.
This robust and accurate approach saved the client:
  • Valuable time which would have been spent in back-and-forth negotiation by providing them with a factual basis on which to challenge;
  • Cost, in reducing the variation amount, thus protecting profit margin.
It also enabled the client to set clear boundaries as to what would be accepted as a variation from the groundworker in future; the contractor would think twice before submitting an inflated variation again.
