Hayle North Quay

Brookbanks were commissioned to conduct a full build cost estimate for a development located in Hayle, Cornwall which included residential dwellings in addition to a hotel. The houses were to be a mix of 2 and 3 storeys, predominantly terraced but include a few semi-detached and detached ones, and the 100-bed hotel includes a 3-storey structure with amenities on the ground floor and hotel rooms on the first and second floors.

Our Role

Brookbanks were commissioned to carry out a full build cost estimate across several phases of an existing development in Hayle, Cornwall for clients Sennybridge Hayle and Victoria Asset Management. The work involved measuring and estimating superstructure, substructure, infrastructure and abnormal costs based a full and thorough review of the information provided.

The Brookbanks Structures team was also engaged to produce several reports to provide their expert view as to the construction methods for each zone (i.e. timber frame, masonry, concrete frame or precast concrete planks).

In addition, the Brookbanks Civil Engineering team carried out a review of the cut and fill, who were then instructed to carry out a value engineering review, assessing two of the phases for potential value engineering opportunities.

The Outcome

The supplied build cost estimate allowed Sennybridge Hayle and Victoria Asset Management to reassess their expenditure across the development, and provided clarity on their funding and cash flow requirements.

The input from the Brookbanks Civil Engineering team both challenged and corroborated existing assumptions, providing expert insight into the most efficient and cost-effective construction methods. This demonstrates how building expertise into a multidisciplinary approach can identify further value saving opportunities keeping projects efficient and timely.
