Brookbanks were asked to review an existing site foundation strategy for a proposed development located at Lansil, Lancaster on behalf of Persimmon Homes. This involved assessing the appropriateness of the initial geotechnical appraisal and foundation recommendations in light of site conditions and available data.

Our Role

Our involvement in this project can be split into two:
  1. Abnormal Cost Review: Persimmon Homes approached Brookbanks to request that a review be carried out to due abnormal cost provisions being highlighted for a development of circa 1,000 homes in Lancaster. Their abnormal costs totalled around £41m.

     

  2. Abnormal Cost Plan: Following receipt of the report, Persimmon Homes requested for Brookbanks to create an independent cost plan. This involved identifying each abnormal item and applying measured rates, to further challenge and assess previous cost assumptions.

The Outcome

  1. Abnormal Cost Report: Brookbanks provided Persimmon Homes with a comprehensive, robust report which independently reviewed each of the identified abnormal provisions against the information provided, to ascertain whether the costs were reasonable. The client was very happy with the detailed report, noting that it was “exactly what we were after”. Brookbanks also demonstrated their expert skills through the requesting of a brief technical note from the Structural Engineering contractor. The team were able to review the ground investigation information provided to ascertain whether the foundation solution assumptions included in the client’s abnormal cost assessment were reasonable. This increased value for Persimmon and ensured the costs were accurate and achievable.

  2. Abnormal Cost Plan: Brookbanks produced an accurate, robust cost plan which assessed each of the identified abnormal provisions against it’s expert knowledge of measurements and rates. Not only did was this provided on time, but it also detailed specific inclusions and exclusions, in addition to standard benchmark rates, allowing Persimmon Homes to form their own conclusions over queried costs.
