Our Role

Woollam Park is a Residential mixed-use scheme comprising of 1000 homes, primary school, park and retirement community. 

We were initially appointed to undertake an external lighting survey and perform design calculations for the adjacent existing sports facility to assist with discharge of planning conditions. The focus was on evaluating and mitigating light spill from the floodlights onto the planned residential units, with cost effective recommendations provided to minimise the impact.  

We also conducted a detailed light spill analysis for existing floodlighting of rugby pitches on adjacent land to Old Albanians Rugby Club. This analysis aimed to understand the impact of existing floodlighting on the new development. We reviewed planning applications, proposed modifications and shielding of floodlighting and implemented landscaping strategies such as hedgerows reducing obstructive light by 30%.  

Brookbanks’ ongoing role in the project involves advising on local ecological constraints related to external lighting and the avoidance of nuisance to bats in particular and general compliance with ‘Dark Skies’ requirements.  

Our developing role also includes detailing of lighting principles to guide the remainder of the development and carrying out initial lighting calculations for all major roadways within the wider 1000 plot scheme. 

 

The Outcome

  • Reduced obtrusive light by 30% from existing floodlighting at Old Albanians RFC rugby club near Woollam Park. This was achieved by reviewing planning applications, proposing modifications, implementing floodlight shielding and developing landscaping strategies.
  • Designed a low-maintenance street lighting design, by reviewing light-sensitive locations to prevent pollution, and assisting with the S.278 approval. Out efforts resulted in a sustainable, well lit environment, balancing functionality with ecological sensitivity, positively impacting the community and the environment.

As a result, Woollam park now has a sustainable, well lit environment that balances functionality with ecological sensitivity, leaving a good impact on the community and environment.
