Austin Friars is a 27,000ft2 commercial property, arranged over 8-storeys, including a courtyard, amenity space, reception, and basement-level plant rooms.

Our Role

Following an initial feasibility study we were appointed to undertake CatA designs incorporating mechanical, electrical, public health and lift services. Our designs are capable of fulfilling single or multi let occupation.

The Outcome

The office spaces are serviced by a new VRF heat-pump system, whilst fresh air supply and extract is managed by a roof-mounted AHU. New shower facilities in the basement, and WC facilities on each floor are also provided.

Our electrical designs comprise an extensive internal and external LED lighting scheme with a sophisticated lighting control system including PIR and daylight sensors, and wall-mounted controls. New security provisions take the form of video entry to the main entrance, and key fob access system throughout the building, whilst a new fire detection, alarm and suppression system will provide a level of protection to L1 as detailed within BS5839. These lighting, security and fire services can all be monitored and controlled via a new BMS.
