The vision for this development was for “a mixed and sustainable community” on the canal-side site.

Our Role

The development at ‘102’ comprises 154 new homes, as well as a number of incubator units for small- and medium-sized businesses. Arranged over 11-storeys and totalling 186,000 ft2 the properties are protected by Secure By Design systems we developed in partnership with the Metropolitan Police.

We were appointed to undertake full MEP and lift design services, as well as the initial energy strategy. The basement-located plant and CHP (future-proofed for connection to any future District Heating Network system) provides air conditioning to all the marketable apartments, whilst power is supplied by a new substation and low voltage distribution, with LED lighting throughout.

The Outcome

The ‘blue’ roof is overlaid with a ‘green’ roof made of sedum plantings, in addition to a PV array of 2,153 ft2. These combined measures have achieved a 40% carbon reduction level, with the residences reaching Sustainable Homes Code 4 and LifeTime Homes accreditation.
