Brookbanks supported the consortium of Taylor Wimpey, Vistry and Hannick through outline planning and now supporting the delivery of strategic infrastructure to deliver the site. We have recently achieved the 3 main S278 Technical Approvals to allow access to the site, along with several mini S278s which open the construction access. Breheny are appointed as contractors and have begun setting up their compound. It is a huge milestone for the team with Civils, LDC and Commercial all having input along the way.

Our Role

There were found to be a lot of archaeology on site which meant that we had to work on an earthworks strategy around the amount of archaeology that was present on site. Drainage also presented a big challenge as the ground on site was very flat and the site was 1km away from its outfall with a highway in between resulting in Brookbanks having to manage drainage at different phases. Brookbanks are also starting to consider how to cross south Marston brook and current flood extents.

The Outcome

Due to the challenges above Brookbanks chose to work with FPCR a landscape architect to ensure that we were compliant with the sites Biodiversity Net Gain. Brookbanks have also created a very good working relationship with Swindon Borough Council as a result we have created a site wide drainage strategy which has been approved by all parties. Brookbanks are now working on reserved matters applications, technical approvals and providing utilities coordination including procurement and management of all disconnections, diversions and connections for electricity, gas, water and telecoms infrastructure within this site so that the site can start to be delivered.
