Lighting the Way to Safer, Smarter Developments: As planning regulations tighten and expectations rise, delivering external lighting that balances safety, compliance, and environmental sensitivity is more important than ever. Our external lighting design service ensures developments are illuminated with precision - enhancing safety, visibility, and long-term performance.

Brookbanks designs lighting schemes that align with the latest British Standards and ILP guidance, while prioritising ecological sensitivity. Our approach carefully considers the impact on local wildlife and habitats, aiming to minimise light pollution, reduce energy consumption, and support dark sky initiatives. From street lighting to pathway illumination, our approach integrates seamlessly into the early design stages, supporting planning condition discharge and ensuring adoptability by local authorities.

Working closely with architects, planners, and developers, we tailor each scheme to the unique needs of the site – whether a small residential street or a large-scale masterplan. Every luminaire, column and accessory is selected for durability, efficiency, and minimal environmental impact, helping to create safe, welcoming spaces that respect both people and place.

Let’s build brighter, future-ready communities that prioritise safety and compliance.

Case Study: Southern Gardens, Waterbeach Barracks

Client: Urban & Civic

Service: External Lighting Design & Compliance

Location: Waterbeach Barracks, Cambridgeshire

We delivered a full external lighting design and compliance package for a new residential development, ensuring robust performance and planning approval.

Highlights:

  • Design Compliance: 19 pole-top luminaires designed to meet BS 5489-1:2020 (P4 lighting class) and ILP GN01/21 for suburban environments.

  • Light Spill Control: Detailed Isolux plots and shielding optics ensured minimal intrusion into residential plots and no upward light spill.

  • Energy Efficiency: High-efficacy luminaires (190.8 lm/W), dimming schedules (60% between 10pm–6am), and smart controls based on ambient light levels.

  • Durability: IK08-rated fittings with replaceable LEDs and 100,000-hour lifespan to L90.

  • Planning & Adoption: Fully aligned with Cambridgeshire County Council’s adoptable highway standards and the KP1 Framework Design Code.

The result: a safe, efficient, and visually sensitive lighting scheme that supports planning condition discharge and enhances the quality of life for future residents.
