Brookbanks was proud to support Hallam Land Management in delivering a strategic and complex development at Sittingbourne, Kent. Acting as lead infrastructure consultants, Brookbanks played a pivotal role in unlocking the full potential of this site through our multidisciplinary services, enabling Hallam Land to realise a commercially and technically robust solution that met local planning aspirations.
Our Role
Sittingbourne represented a key opportunity for sustainable growth in North Kent but also posed several challenges from existing infrastructure constraints to the need for cohesive integration with surrounding developments and the local transport network.
The success of the project depended on early, proactive infrastructure planning and expert coordination across stakeholders, technical disciplines, and statutory consultees.
Brookbanks also did a utility feasibility report for this site, providing reviews of existing utility infrastructure constraints as well as securing diversion quotations for affected infrastructure and identified and secured utility network capacity for electricity and water infrastructure to support the disposal of the site.
There were also no infiltration or existing watercourses onsite causing surface water to discharge into the existing surface water sewer network. Brookbanks produced a flood risk and surface water drainage plan to fix this issue. As the final invert manhole invert level was fixed and due to the layout of the site, preliminary levels work ups were required in the north east corner to determine how the network could drain via gravity without the need for pumping stations. Due to the singular connection each discharge rate from the upstream basins had to be restricted to prevent ending up with one massive basin at the end of the network.
The Outcome
Thanks to Brookbanks coordinated, forward-thinking approach, the Sittingbourne development achieved a successful planning outcome, with critical infrastructure solutions fully embedded in the masterplan from the outset.
The site is now primed for delivery, offering a sustainable and integrated extension to Sittingbourne that supports local growth and housing targets. Hallam Land praised the team for our responsiveness, technical rigour, and ability to de-risk complex infrastructure issues ahead of schedule.
