Podcast Episode #16: Material Matters, Cut and Fill
May 5, 2026
Explore how early cut and fill strategy, sequencing and on‑site material management shape cost, programme and environmental outcomes on development projects.
At Brookbanks, we know that time and budget are often the defining factors in any project. That’s why we focus on delivering timely, value-driven outcomes through smarter design strategies.
Here are four key decisions you can make early in a project to help avoid costly delays and overruns later down the line:
1. Early Site Investigations
Early investigations, like geotechnical surveys and ecology assessments, are essential for understanding site conditions from the start. They allow us to:
Getting this right from day one can save significant time and rework down the track.
2. Early Council Engagement
Every project will eventually need council approval. Engaging with councils early allows you to:
Many councils now offer pre-application services, which we’ve successfully used to save our clients both time and money.
Take a look at our real-world example below!
3. Preliminary 3D Modelling
A preliminary 3D model doesn’t just help visualise the final outcome, it also:
This early step brings major benefits to both design and delivery phases.
4. Early Principal Contractor Engagement
Bringing your Principal Contractor into the project early offers insight into constructability and logistics. This can:
We explored the benefits of early engagement in our recent Value Enhancement in Civil Engineering webinar.
Real-World Example: Saving Time Through Early Council Engagement
We were appointed to design a future access road under a Section 278 scheme. Rather than waiting until later in the process, we created a preliminary layout early on focused on high-level design elements without overcomplicating the detail.
This allowed us to:
By helping the council visualise the proposed scheme, we reached early agreement on adoption boundaries and design standards. We also aligned expectations for the formal submission process.
Result: A fully approved detailed design, in just one submission, saving the client significant time and cost.

Rising geopolitical tension does not affect development viability in isolation, but through increasing pressure on energy prices, supply chains and the cost of energy‑intensive materials. Where schemes are progressed on assumptions made under more stable conditions, these pressures can quickly challenge margins, appraisals and deliverability, particularly in a flat housing market. Our article looks at how developers can respond to build cost volatility in a more informed and proportionate way. Drawing on our specialists' experience, it explores how early coordination, design‑led value engineering and integrated decision‑making can help manage cost risk, protect scheme viability and avoid short‑term measures that compromise long‑term quality and value.
Welcome to our April 2026 newsletter. In this month's Brookbanks newsletter, learn more about how high-rise developments can be made more deliverable, with guidance on how you can reduce risk and protect viability. We're also looking back on our April webinar, where Annabel Le Lohe and Katherine Peers gave a rundown of Environmental Impact Assessments and how coordination can make a real impact on project delivery. Plus, there's a recap of this month's podcasts featuring two special guests. Paul Smith, Managing Director at The Strategic Land Group, and Tom Park, Associate Development Director at Caddick Developments. Also, find out which members of our team will be at UKREiiF as well as more about the CPD event we're co-hosting with the LPDF in May.
