Eastern Green is a major mixed-use urban extension located at the A45 Over Bridge in Coventry. The development has the potential to deliver a minimum of 2,250 new homes alongside 15 acres of employment land, a new district centre and a primary school, all supported by extensive green infrastructure and public open space. A key component of the scheme is a grade-separated junction over the A45, unlocking access to enable development at scale.

Our Role

We are the development partner for Eastern Green, providing an integrated service across civil engineering, cost and commercial guidance, development management, and land, development & communities. Our role includes acting as lead engineering designer, principal designer, commercial lead and development manager, alongside offering utility coordination and land disposal support.

Working closely with the client, contractor and Coventry City Council, we have led the design and coordination of the highway, bridge and drainage infrastructure, while managing procurement and delivery through a design and build contract. Our approach has focused on aligning technical, commercial and programme priorities to ensure the scheme remains viable and deliverable.

The Outcome

Highway Infrastructure and Bridge Delivery

A key element of the project is the £20M grade-separated junction across the A45 dual carriageway. Delivering infrastructure over a live strategic road required careful coordination of traffic management and construction sequencing.

Through close collaboration with stakeholders, we secured technical approval via an accelerated partnership approach, enabling the junction to unlock access to significant areas of the site.

Our Highways specialists produced transport evidence to support the local plan and represented our client at the Examination in Public, helping to secure an allocation and removal of land out of the greenbelt.

We provided subsequent transportation work to secure outline consent from Coventry City Council, acting as Travel Plan Coordinator for a 10-year period, providing expert advice on the delivery and management of the sustainable transport agenda we secured. 

Integrated Design and Coordination

We have coordinated a wide range of disciplines, including highway design, drainage strategy, earthworks, utilities, lighting and landscaping. Our integrated approach has ensured all elements are aligned with the wider masterplan and are practical to deliver.

Site-wide drainage, flood risk and earthworks strategies were developed to optimise design efficiency and minimise unnecessary costs, while maintaining compliance with regulatory requirements.

Commercial Management and Delivery

We are providing full commercial oversight, including cost planning, tender management and contract administration. Early contractor involvement and regular value engineering has allowed us to achieve meaningful cost savings while maintaining quality and performance.

As development manager, we oversee programme, risk and stakeholder coordination, maintaining strong collaboration and ensuring the project remained on track despite its complexity.

Challenges Addressed

The project required delivering major infrastructure over a live dual carriageway while coordinating multiple stakeholders, utilities and design disciplines. Careful planning, early engagement and a flexible approach enabled us to manage these challenges effectively and maintain programme certainty.

 

The Outcome

Eastern Green demonstrates the value of a fully integrated approach to large-scale, infrastructure-led development. The project has successfully delivered a critical junction that will unlock significant growth on the western edge of Coventry.

As a large and complex scheme, it highlights our ability to combine engineering, commercial and development expertise to deliver ambitious projects through collaboration and technical excellence.
