Sherford New Town
A £1.5bn development including 5,500 new homes, 800,00m² of new employment and retail space, three primary schools and a secondary school. The development also included new local centres, a library, a business park and community park over a total of 1,200 acres of land, with a 500 acre country park.
Our Role
We had a wide-ranging role for this major project, allowing us to utilise our different teams in a multidisciplinary way, enhancing the output. Our responsibilities included:
- Managing a consortium development board as lead Development Partner
- Leading all non-house building strategic delivery activities (land, planning, technical, production, commercial and marketing)
- Leading all road and infrastructure implementation
- Dealing with land sales and ancillary development management
- Developing procurement, appointment and payment processes
- Resident Engineer
- Running infrastructure RM applications, S73 and S96 applications on behalf of the client
- Strategic land lead
The Outcome
We commenced work on the project in 2014. By 2022, we had facilitated:
- A new outline planning permission for the scheme
- Significant cost savings for our partners
- Over 1000 new homes in construction
- The delivery and opening of major new roads around the development
- Early opening of the primary schools
- Opening of Community Hub, All Weather Pitches and Temporary Convenience Store
- Development of the Sherford skills centre for local training and employment
- Planting 250,000 trees and five miles of wildlife corridors.
With our help, when completed, Sherford will provide homes, jobs and facilities for over 12,000 people, as a modern and sustainable town.
